Every first-time home buyer in Victoria BC goes through these stages. Here’s what to expect at each one.

STEP 1: Get pre-approved for a mortgage

Before you browse a single listing, get a written pre-approval. 

A mortgage pre-approval is a verified, written commitment from a lender confirming how much they will lend you, at what rate, and under what terms. It is not a casual estimate — it’s a real number you can act on.

What lenders review
Your lender or mortgage broker will assess your income, employment, existing debts, credit history, down payment amount and source, and — if self-employed — your CRA tax assessments.

Your pre-approval locks in an interest rate for 90–120 days, protecting you if rates rise while you search. For strata properties, monthly fees are factored in, which can lower your maximum purchase price versus a freehold home.

How much do I need for a down payment on a home in Victoria, BC?

The minimum is 5% on homes up to $500,000.

Between $500,000 and $999,999: 5% on the first $500K and 10% on the remainder.

For homes $1,000,000 and above, the minimum is 20%.

Down payments under 20% require mortgage default insurance, which adds a premium to your mortgage.
